At Colorado Casa PMI we strive to deliver client-centered services in real estate and property management. In order to provide this type of full-circle service we must be very sensitive to the needs of owners and renters alike.
This involves actively listening and engaging with an owner’s short- and long-term needs with respect to their properties. Once in agreement with the owner, the responsibility is on us to meet those needs. We do this by carefully screening and selecting our tenants. We listen to their needs and and align it with the property that best matches. Some tenants may need a place to start a family for a few years; some may need a downtown studio that is close to the courthouse where they have long hours at work and some may need a residence to stay while touring the city, enjoying the culture of Colorado Springs. Colorado Casa is a team of property managers that work to bring all of these possibilities to our community.
As we build the Vacation Rental side of the company it is important to take this approach in order to show owners they are safe with our business. It is unique because they are not stuck doing one type of rental. We are not selling a product we are selling an opportunity to be a part of something bigger. We are selling them the opportunity to be a part of a team. The same local handyman that serves our long-term operation also serves our vacation rentals, so the relationships are imperative to maintain so that we can transcend the norm of services in this market. Therefore, the Vacation Rental Manager needs to be knowledgeable about all the services that Colorado Casa offers.
The Vacation Rental Manager position goes beyond forming relationships with owners, tenants and vendors. The manager in this position must be involved in a variety of community engagement groups and activities beyond the real estate world. The reason is not solely for networking purposes, but also to provide guests the best possible experience. By knowing members of the community a manager can provide a full spectrum of local homebrewed cultural experiences. This not only grows the business through referrals, but it also helps to shape the future stigma surrounding short-term rentals. In order to stay in and expand business the manager must be willing to speak to neighbors, the next door baker, the gym owner, parks and recreation personnel, and the planning department and city council members.
In short, this position is not a bullet point list of to do’s. The vacation rental manager is a state of being. One can clean a house and find renters for it- but can you provide a fleet of cleaners to spread across the city and clean homes daily? Can you engage guests in a travel experience that satisfies varying interests from fine dining to Easter egg hunts? Are you willing to talk to a city manager with a head full of legal jargon and turn around to refer a young adult to the nearest concert venue? Are you willing to crunch numbers for owners and help them maximize profits?
